⭐ Begin with a free initial consultation. First Andy will meet either in-person or on the phone to assess your real estate needs. We’ll discuss your goals, timeline, budget, and other factors that impact your real estate objectives to ensure that our goals are aligned and that we head down the right path together.

💰 Get your finances together. The next step is to prepare your financial documentation so that you’re able to submit complete and competitive offers when you’re ready to move on a home. If you’ve not yet obtained financing, Andy will connect you with his preferred home lenders, who he knows will get the job done for you.

🔎 Begin the home search. Once you’re qualified, it’s time to begin searching for homes. Unlike other REALTORS®, Andy doesn’t just set you up with e-mail notifications and wait for you to find something you like. Our team actively scouts homes on and off the market that fit your criteria and recommend which ones may be worth your time to visit.

🏠 Schedule on-site visits. Once you’ve found a home (or multiple homes) that fit your criteria, Andy will take you out on showings to view the properties. It’s important to have your REALTOR® with you on showings so that you can both have eyes on the property. Andy will see things you don’t and vice-versa. If you’re an out-of-town buyer, we’re happy to tour the properties on your behalf and offer video walkthroughs with you via Zoom.

🔢 Run the numbers. Once you’ve found a home that you’re ready to submit an offer on, Andy and his team will get to work running comps and performing a full analysis and complete evaluation of the property. This is to form a comprehensive opinion on how to move forward with the home, and ensure that we haven’t missed any details that could potentially impact your offer.

📑 Submit an offer. Once you’re ready to move forward, Andy and his team will help you craft an attractive and competitive offer for the seller. Writing offers is both an art and a science. It takes significant experience in a local real estate market to be able to write offers that put your needs and desires first as the buyer, and are also attractive to the seller. Andy’s experience and longevity in the Charlotte market, as well as his positive reputation with other REALTORS® in the area who know Andy as a professional and credible broker to do business with, will allow Andy to craft a compelling and competitive offer for you.

🥊 It’s time to negotiate. Sometimes your offer will be accepted right away depending on the situation of the seller, but more often than not, good offers leave room for negotiation. After your offer has been received by the seller, Andy will diligently negotiate with the sellers and their agent to close the deal.

⌛ Move forward with an accepted offer. Once the contract is signed, it’s time to move forward with opening an escrow account, depositing your initial funds, beginning inspections and appraisals, obtaining quotes for repairs, moving forward with financing proceedings, and potentially entering into further negotiation with the sellers. This is where a great REALTOR® like Andy will really shine. Andy’s vetted team of escrow agents, inspectors, appraisers, mortgage brokers, contractors, and other qualified vendors will assist you through this process, while Andy ensures that everything moves forward in your best interests throughout every step of the process.

🥾 Do a final walk through. Now’s the last opportunity to make sure that everything you negotiated in your offer in regards to repairs and fixtures have been met. A great REALTOR® like Andy won’t wait until the last minute to confirm these things, and will be involved in overseeing the repair process throughout your escrow period. However the final walkthrough is important to make sure that there was no last minute funny business by the sellers, and to confirm that the home is ready for your ownership.

💎 Seal the deal. You’ve made it this far and now it’s time to close! In the old days, the buyers and sellers and their attorneys and REALTORS® all got together at the table to sign paperwork. However most closings nowadays happen independently — meaning first the sellers sign their paperwork and then the buyers meet with the attorneys to do theirs. Andy will orchestrate this entire process to ensure that everything runs smoothly until the final papers are signed.
