Dilworth: A Versatile and Sought-After Neighborhood in Charlotte NC

The Charlotte neighborhood of Dilworth is one of the hottest submarkets in the entire country, and undeniably one of the most versatile and sought-after neighborhoods in the city.

Dilworth’s popularity stems from its proximity to Uptown and the diverse range of housing options available. You can find anything from a $190,000 condo to a magnificent $2.5 million house that have sold within the last year. The neighborhood even boasts homes listed upwards of $5 to $6 million, alongside condos priced below $200,000. This wide variety of properties is a testament to the versatility of Dilworth.

While the housing options vary, the average price of a home in Dilworth is $880,000, compared to the city-wide average of $410,000. Homeowners are paying a premium to live here in Dilworth because of the premier location.

Olmsted Park is a perfect example of how if you don’t want to spend millions of dollars on a home in Dilworth, you can still get a great condo in the heart of everything.

Shifting gears from price range to price per square foot, on average in Charlotte, the price per square foot is $213, whereas in Dilworth it’s $413. Buyers are willing to pay a premium per square foot in Dilworth because it’s so close Uptown, South End, and Atrium Health, the largest employer in Charlotte.

Unlike many other parts of Charlotte, you won’t find many HOAs in Dilworth, but you will have to be aware of the Historic District, a group of community members who strive to maintain the aesthetic and character of the neighborhood. This means that if you plan to make changes to your home in the historic district, such as painting it a different color, you may need to adhere to specific guidelines set by the district. These guidelines ensure that the historic charm of Dilworth is preserved.

One other thing you’ll find in Dilworth is smaller lot sizes, and consequently homes built closer together. People aren’t moving to Dilworth to live on a massive estate, but rather because of its convenience and the proximity to amenities that the city of Charlotte offers.

For investors interested in the Dilworth area, don’t rule out townhomes and condos. These properties are going to offer you a much larger pool of potential tenants, including anyone working at the hospital, banks, and Uptown. Dilworth attracts individuals who want to live in South End, but prefer to avoid massive apartment complexes, making townhomes and condos an attractive investment option.

Dilworth’s historic district boundaries are defined by East Moorhead to South Boulevard and East Tremont to Kenilworth. Being aware of these boundaries is essential, as certain guidelines and restrictions may apply when renovating or building within the historic district.

That doesn’t mean it’ll be impossible to renovate in the district. It just means that there are going to be a different set of guidelines that you’ll have to follow.

It should come as no surprise that the average days on the market for homes in Dilworth are significantly less than the rest of Charlotte. That’s because there’s so much to do around Dilworth, including its impressive restaurants that are walkable to most of Dilworth like Indaco Pizza , Ed’s Tavern , 300 East Dilworth , Tasting Room , Kid Cashew , Ru San’s , and Supperland.
