Charlotte, North Carolina has seen incredible growth over the past few years, demonstrating the incredible impact that mass transit can have on a city.

Since 2018 when the Light Rail expanded directly through NoDa, the entire ZIP code 28205 has become one of the fastest-growing areas around Charlotte. This has had a massive impact on the neighborhoods Plaza Midwood and NoDa.

The popularity of these two neighborhoods has put a lot of other neighborhoods on the map as well including Villa Heights, Belmont, Chantilly, and Windsor Park.

The restaurant scene has also gotten insane over here. You’ve got some notable favorites that have been here for a long time like Fig Tree and Lang Van, and then you’ve got a couple new heavy hitters such as Andalo and Calle Sol.

The average home price in 28205 has gone up over 18% in the last year and has actually crossed over the $500k mark. However one of the things I really like about this area is you can get anything you want — from a $200k condo all the way up to a private fully custom estate for $2M — and everything in between.

There’s something for everyone in Plaza Midwood, NoDa, Belmont, Chantilly, and the surrounding neighborhoods.

Villa Heights, in particular, has seen an incredible housing boom in recent years, with retail starting to follow suit. Coffee shops and other retail projects are popping up all over the neighborhood, making it an excellent place to live. Another great thing about this neighborhood is that if you can’t afford a single-family home, there are a lot of townhome and luxury duet options.

Another great neighborhood to check out in the 28205 ZIP code is Chantilly. The vibe in Chantilly is immaculate, with beautiful homes and friendly people. Jen McGee on my team hosts a food truck every single Thursday where the entire neighborhood shows up, which adds to the already vibrant and exciting atmosphere. You may sacrifice a slightly larger lot in Chantilly because the homes are closer together, but the homes are beautiful.

Three of my favorite local businesses in 28205 are:

  • Johnny Fly – where Andy got his sunglasses. He’s a born and raised Charlotteans, and his store is absolutely worth checking out.
  • Amelie’s French Bakery – the NoDa location was a staple here in Charlotte for decades, and they’re actually about to open a new NoDa location.
  • Legion Brewery – they’ve got one of the most popular beers in town. It’s a great brewery, and the owner’s a Hokie! Got to support the Hokies!

The average price per square foot in this area is around $314, but it varies depending on whether you’re in a more luxury area or one that’s more walkable. One of the best parts about being in this area is the walkability factor, and how close you’re going to fill to everything in town. All those things including the walkability and the vibe is what draws people to this area.
