Looking for your first home? Maybe trying to move out of that condo or townhome near Uptown? Or potentially even looking to downsize? Look no further than Madison Park, one of the most sought after subdivisions in Charlotte North Carolina.

In one of my last videos, we explored the South Park area. In that video, we specifically talked about Madison Park. If you haven’t watched that video, be sure to check it out. Today, what we’re going to do a deep dive into Madison Park.

Where is Madison Park?

If you’re driving through Charlotte and want to check out the heart of Madison Park, simply type “Seneca Place” into your GPS and you’ll end up right there.

Madison Park is located just 5 miles from the center of Uptown, Charlotte, just south of Freedom Park and west of Myers Park.

You’re five minutes to Park Road Shopping Center, you’re less than 10 minutes to South Park Mall, and less than 15 minutes to the Charlotte airport. There are a lot of great amenities, great conveniences, and of course — nice houses.

Madison Park’s Revival

One thing that’s really shaped this neighborhood over the last six years is that Charlotte Mecklenburg Schools actually redrew the lines for the school districts and brought Madison Park into the Myers Park High School District, which was a game-changer for this neighborhood. We’re still seeing the effects of that to this day.

Redrawing school district lines increased demand and value tenfold. A great example is actually a listing that I had back in 2017. It was one of my biggest listings at the time in Madison Park and it actually sold for $100k more than all of their projections while they were flipping the home because of this new school district and the immediate effect that it had on the neighborhood.

Madison Park Housing

When it comes to Housing in Madison Park, you’ll see homes ranging anywhere from $290k to $1.1M.

However the majority of the homes fall between $500k and $700k. That price range is starting to creep up quite a bit in recent history, so if you are looking to buy in Madison Park, don’t wait.

Madison Park offers a diverse range of home types including condos, luxury town homes, and single-family homes, with particularly a lot of brick ranches, split levels, and new builds.

Keep your eyes peeled for the brick ranches because that is going to be the most common type of home you’re going to see in here. However, a lot of builders are starting to target Madison Park and the surrounding areas to build luxury townhomes due to the neighborhood’s proximity to Park Road Shopping Center, the mall, and the airport.

What’s been selling in Madison Park?

When it comes to single-family homes in Madison Park, in the last year, there were 63 sales which is roughly five per month. Most of those homes were three bed two bath brick ranches or sometimes split levels that are a little bit bigger. You’re going to see an average size of around 1600 square feet in these homes in Madison Park.

Buy in Madison Park

If you’re looking for a super convenient location, larger lots, beautiful brick branches or townhomes, Madison Park is absolutely the place for you. However be warned, this is one of the most competitive markets for buyers in Charlotte, so be ready to move fast.
